For #1140, I considered trying to use the existing fields in a better
way, but because we already use the activations table to store
preferences, we need to keep all of the existing data and its usage
as-is.
The enterprise code will use this new column to decide how long the
trial period should be.
This adds a config file that's loaded very early on during startup.
It enables us to save/load settings from within Grist's admin panel, that affect the startup of the FlexServer.
The config file loading:
- Is type-safe,
- Validates the config file on startup
- Provides a path to upgrade to future versions.
It should be extensible from other versions of Grist (such as desktop), by overriding `getGlobalConfig` in stubs.

Some minor refactors needed to occur to make this possible. This includes:
- Extracting config loading into its own module (out of FlexServer).
- Cleaning up the `loadConfig` function in FlexServer into `loadLoginSystem` (which is what its main purpose was before).
Summary:
Version API endpoint wasn't logging telemetry from POST requests. The issue was in registration
order, this endpoint was registered before `expressJson` and it couldn't read json body in the handler.

Summary:

Without this optimization, we fetched loads of entries from the database, which led to database and nodejs overloads.
We could go further, this is a modest patch towards better performance.
We use two queries: one fetches the workspaces, the second the organization that the workspace belongs to.

After adding a batch of new server tests, some interactions between
tests have shown up via a shared database. This sets an existing flag
for dealing with this problem, that is used during browser tests but
hadn't been needed before for server tests.
Summary:
This moves some more tests to core that would be useful for ANCT,
which had been stuck in grist-saas due to some entanglements with
sendgrid and billing. For sendgrid, I've moved around just enough
material to permit the tests to run mostly unchanged. Ideally
the interface to a notification system would be generalized, but
that's a bigger project.

- These verify that the server can make trivial calls to DB/Redis, and that they return within the timeout.
- New HealthCheck tests simulates DB and Redis problems.
- Added resilience to Redis reconnects (helped by a test case that simulates disconnects)
- When closing Redis-based session store, disconnect from Redis (to avoid hanging tests)

Every fetch made from the client is logged to the console.
But this isn't really necessary, and is particularly confusing
in grist-static, where those fetches are virtualized.
Tests in grist-saas may need adjusting to remove the logger.

Summary:
upgrade typeorm version, so Grist can run against newer versions of postgres.
Dusted off some old benchmarking code to verify that important queries don't get slower. They don't appear to, unlike for some intermediate versions of typeorm I tried in the past.
Most of the changes are because `findOne` changed how it interprets its arguments, and the value it returns when nothing is found. For the return value, I stuck with limiting its impact by emulating old behavior (returning undefined rather than null) rather than propagating the change out to parts of the code unrelated to the database.

Summary:
I missed committing a file that is important for editing files comfortably in the ext directory in an IDE. This diff:
* Adds tsconfig-base-ext.json - that was the only intended change
* Unrelated: Forces all creation of connections to the home db through a new `getOrCreateConnection` method which changes the `busy_timeout` if using Sqlite. This was an attempt to fix random "database is locked" test failures. I believe multiple connections to the home db as an sqlite file do not happen in self-hosted Grist (where there is a single node process) or in our SaaS (where the database is in postgres). It does affect Grist started using `devServerMain.ts` (where multiple processes accessing same database are started) or various test configurations when extra database connections are opened.
* Unrelated: I added a `busy_timeout` for session storage, when it uses Sqlite. Again, I don't believe this affects self-hosted Grist or our SaaS.
* Tweaked a `BillingDiscount` test that looked perhaps vulnerable to a stripe request stalling.
I can't be sure my tweaks actually help, since I didn't succeed in replicating the failures. Update: looks like the "locked" error can still happen :(
